Warning Signs You Need Roof Replacement

July 31, 2022

Roofing systems are built to withstand the elements and last a long time. However, regardless of how strong and durable a roof is, it is not indestructible. While regular inspection and maintenance help avoid premature roof replacement, over time, extreme weather conditions and external factors take their toll and can cause roof wear and tear. With time, a roofing system loses its beauty and strength and shows signs that it needs attention.

An old, damaged, or neglected roof can lead to extensive damages, lower the home value, compromise the home’s integrity, and even result in a total roof collapse. To prevent your roofing system from posing any threat, homeowners must look for the warning signs indicating that it is time to replace the roof. Mentioned below are some signs pointing towards an impending roof replacement:

Curled, buckled, or missing shingles

A common indicator that a shingle roof is past its service life is cracking, buckling, and decaying shingles, dark streaks, algae growth, or missing granules. Moisture in the attic is usually the culprit. Leaving these issues unattended can result in several problems. Get a roofing contractor to inspect the roof and discuss new roof options.

Sagging

Sagging indicates structural damage. It can happen due to the roof holding too much weight or the jolts failing to support the roofing system. Moisture problems can also cause the roofing to sink in from some areas. A structurally unsound roof is a serious threat and needs immediate assistance from an experienced roofer.

Leaks, moisture, and mold

Every roof is meant to keep the water out, so the home remains dry and protected from damage. Any signs of water penetrating the roofing, like water stains or spots on the ceiling and walls, and mold require attention. Moss and algae on the roof trap moisture, which can cause severe issues and reduce the roof’s lifespan. Check the roof for leaks regularly, especially after a major storm.

Light shining through the roof boards

If the sunlight is shining through the roof boards into the attic, it indicates a hole in the roof. Also, if you can, step out on the roof, and if you feel a sponge-like bounce, it means weak decking and indicates that all is not right with the roofing system. Call a roofing contractor to assess and discuss roof replacement options.

The roof is old and aging.

Age is an essential consideration for roof replacement. Every roof has a service life, ranging from 20 to 80 years, depending on its materials. If your roof is inching towards the end of its lifespan and showing other signs of damage, it is time for a new roof. Asphalt shingle is the most popular roofing material in the country that lasts for about 20 years. If your roof is over two decades old, replacement will be a better option.

The roof fails inspection

Experts recommend getting your roof inspected once or twice a year or after a severe weather event. Homeowners can also self-inspect the roofing to look for bald spots, granules in the gutter, buckling shingles, loose flashing, and soft spots on the roof. If the roofing system fails the professional roof inspection, replacement is inevitable.

Other warning signs to look for are damaged chimney flashing, ice dams, leaks in the chimney, and higher-than-expected energy bills. If you notice any of the above warning signs, contact a local roofing contractor and schedule a visit. Professional roofers have the experience and expertise to examine the roof condition and suggest the best roofing option for your home.
